Viewing an apartment in Hurghada: what buyers should really check before buying

Photos rarely show the full truth. During a property viewing in Hurghada, buyers should check the building, water, electricity, internet and service charges carefully.

Many buyers fall in love with the first apartment. A bright terrace, a view towards the sea, a good price – and it already feels like a decision. Even then, you should never view only one property.

In Hurghada, two units in the same price range can be completely different. One has better construction quality, another has lower service charges. One has more light, another is quieter. One looks good in photos but feels dark or poorly ventilated in reality.

Check not only the apartment but also the building. Is the entrance clean? Does the lift work? Are there cracks, damp areas or visible leaks? Who handles repairs? Is there a caretaker, security or active management?

Water, electricity and internet are especially important in Hurghada. Ask about water tanks, water pressure, individual meters, unpaid bills and utility connections. Also test mobile reception and internet, especially if you plan to rent the unit.

Have service charges explained exactly. How high are they? Are they paid monthly, annually or once? What is included? Are there any unpaid amounts from the previous owner? Who manages the building or resort?

The neighbourhood also matters. If possible, view not only during the day but also in the evening or at the weekend. Watch for noise, lighting, safety, parking, shopping options and the general atmosphere.

Take photos, write notes and compare properties later in peace. A simple table with location, price, size, condition, running costs, documents, rental potential and renovation needs helps prevent emotional fast decisions.

Sometimes the first apartment remains the best one. Then you buy with more confidence. And if not, you have protected yourself from a decision that could become expensive later.
