Buying property in Egypt in 2026: what really matters for foreign buyers

Foreign buyers hear many headlines about Egypt real estate. What matters in practice is the property, documents, costs and whether the purchase fits your plan.

Egypt is open and interesting for foreign buyers, but every property still has to be checked properly. A strong market does not make every offer a good purchase.

Foreign buyers should ask for translated documents, written payment terms and proof of every transfer. If something is only promised verbally, it should not be treated as part of the deal. The safest purchase is slow enough to check, but clear enough to move forward with confidence.
