The right location in Hurghada: which area fits which buyer?

Al Ahyaa, El Kawther, Sheraton Road, Sahl Hasheesh, Makadi Bay or El Gouna: anyone buying property in Hurghada should understand the differences between the areas.

The most important decision when buying an apartment in Hurghada is not always the apartment itself. Very often it is the location. Two apartments can be similar in size and price and still appeal to completely different buyers.

Al Ahyaa lies north of the centre and often offers lower entry prices. Buyers can often get more space for their budget. The area suits people who want a quieter setting, think long term and look for development potential.

El Kawther is practical, central and easy for everyday life. Shops, cafés, restaurants, supermarkets and services are close. For long-term tenants and owner-occupiers, this area is especially interesting because daily life works without long distances.

Sheraton Road is one of Hurghada’s best-known areas. It is more tourist-oriented, lively and central. For short-term rental that can be attractive because many guests like to stay close to the action. Buyers seeking complete quiet should check the exact street and building carefully.

Sahl Hasheesh attracts buyers who want beach proximity, well-kept compounds and a more upscale living feeling. Many communities offer security, pools, gardens and access to beaches or promenades. Purchase prices, service charges and furnishing expectations are usually higher.

Makadi Bay has a quieter holiday character. It suits buyers who prefer a resort environment and do not need to be in the centre every day. Rental can work well if the compound, services and beach access are strong.

El Gouna is almost a market of its own, with higher prices, good infrastructure and an international buyer audience. Buying there means buying not only square metres, but also brand, order, lifestyle and an established environment.

There is no single best location in Hurghada. There is only the right location for your goal. Visit the area, walk the street in the evening, check noise, light, neighbours, taxis, supermarkets and the feeling on site. Numbers decide a purchase, but later you live with your gut feeling too.
